I have been thinking a lot about open houses recently because I am hosting one this Saturday from 2-4pm for a townhouse I have listed in Newton Parrish in N. Raleigh. So, I thought I’d do a quick video to answer the question, “Is it okay to go to an open house without my real estate agent?”
Yes, it is absolutely okay, but here are two tips:
- Remember that the agent hosting the open house may be the listing agent which means she is working for the SELLER. Anything you say she can pass on to the seller. So feel free to ask lots of questions about the house and the neighborhood, but don’t share any personal information that you would not wish the seller to know.
- If the agent is not the listing agent, she will likely try to secure you as a buyer client. Simply let her know up front that you are working with an agent. She’ll appreciate it. Having your agent’s card with you is also a great tip because then the listing agent can contact your agent regarding any updates on the home, like if there is a price drop or if they are in a multiple offer situation. It also lets you avoid giving out your own personal information – give your agent’s instead!
Two reasons you might want to have your agent with you:
- In a hot seller’s market, houses can go under contract in a day, so you might be better off having your agent there so you can ask her questions and decide quickly about making an offer. She can even write an offer on the spot if needed.
- Real estate agents look at houses all day. You hired an agent for her expertise so why not have her look at the home in person to point out any flaws or highlights? If you need to make a quick offer, it’s preferable if a real estate professional who has your best interests at heart is there to evaluate the home with you.
