I would like to drill deeper into #2 on their list of actions to avoid – “Renovating Without Permits.” When you go to sell your home, if you have renovated and added heated square footage to your home without the required permits (ex: finishing off that area above your garage), you will not be able to include that area in the square footage on the MLS. That’s a problem because many people will search for homes using square footage as criteria. Your agent can explain in the comments section that there is an extra 150 square feet of unpermitted space in the home, but no one will see that notation because the search criteria will cause them to miss your home completely.
